Unless you have automatic irrigation you will have a very difficult time growing zoysia from seed. Do you have automatic irrigation ?

No, that is why I am switching from fescue.
Fescue requires enormous amounts of water and in the Summer, there are always water restrictions. Posted via Mobile Device |

You can spray out the fescue with 2% roundup, wait one week. It would be nice to cultivate that soil but it's not totally necessary. Sod with Emerald zoysia(Because of emerald's texture) Water with a hose for two week's. Now you have slow growing zoysia. It still need's water. (1/2 inch every 2 week's is plenty) It like's nitrogen. (1/2 lb. every month from May til Aug.) Winter weed's will be your biggest problem. I think zoysia done right is one of the best grass's for this area.

Zoysia seed is hard to germinate. 1 month of irrigating several times a day in the hottest part of the year. Also, it does not germinate or grow very well unless it is warm. I will second the sod.
