Seed vs rate vs prep

I overseeded (with his OK)September 27th, on my neighbor's big bare patch where a tree was taken out. Last year's overseeding was taken out by the heat.

He never waters. I seeded the right side (top photo) at three times the usual rate and did no preparation at all. I seeded the left side at the regular rate, and raked it three times with a grass rake, (lower photo--before raking). I used Pennington Sun and Shade, 64 percent rye.
Weather has been dry. Temps about 70 day/50 night. No sign of new grass, after 5 days. We got a tenth-inch of rain today.

Naturally, I took pictures.

I'd be happy for a tenth of an inch of rain... we did get fog until mid-morning yesterday, but it looks like we go into frost without moisture and a couple days of dessicating winds... the outlooks is getting downright ugly...
