Ok so a little more about us.
That F250 with landscape bed - it was stolen with all equipment the other day but was recovered because a resident called us because it was parked outside her apartment complex. She had reported it to police but they didnt do anything, so she took action. Luckily insurance is covering everything.

We are trying to make all maintenance trucks look the same with landscape beds, we like them better then box trucks because of how many leaves we get on properties.

We are trying a new thing this year and have a full time hedge crew. They will visit all of our properties through out one month. They will probably always be in overtime but over winter their hours will suffer. However we are going to be putting one of our main guys on this so that we can have eyes on all of our properties every month.

We are also changing our marketing strategy - we are going away from basically 100% print to hopefully 100% web. We passed out about 500K flyers last year. Good return just a lot of work.

What kind of percentage did you get on the fliers? I always hear the rule of thumb is 1% but I'm sure that varies. No matter how you cut it thats a lot of fliers, you must have had an army to get that many out.
