Herringbone Pattern

Hey guys, I've attached a plan to a demo, landscape, irrigation, pool deck, pavers, outdoor kitchen deal I will be starting in a few weeks. The paver portion is the bottom right hand corner of the house. the brick edge along the driveway is a separate deal, im just asking about the herringbone holland patio
I am subbing out pool deck and outdoor kitchen to recommended subs from My stone yard.

I have done several belgard bergerac, and mega bergerac patios, actually doing a small 200 sq ft one next wednesday.

However, I would like to do this single herringbone pattern as well. holland stone. My material costs are $1900 including delivery. Figure this will be a 3 day project with me and my two guys.

$12 a ft will give me a little over 6k, for the job. pull out 2000-2500 after labor and costs are paid.

does that sound about right?

currently we are at $52k on this project just with the demo and landscape alone. still have to add concrete demo, pour new patio, stone veneer over patio, gas and plumbing lines to kitchen, construct kitchen, electrical, demo 200' linear ft of sidewalk in front... extensive, good winter weather project. close to home too.

my friend did the design, and im lookin forward to working on this project.

If you have to ask then I say its a fair price. If you have great confidence in your interlock ability then you would likely be charging a whole lot more than that. Have you included restraint, cutting, polysand etc in that price?

all but my restraint pieces, (edging) are included in that material cost. Just read the fine print from my rep, he didnt price in the edging. No biggy, I am confident that I can install a quality product, and know to take the time to do it right, rather than getting through it quick and having to come back another 5 times. (been there done that).

any suggestions on how this should be priced?

Rather than pricing out that job by sq.ft. you should figure labour costs and materials and then your mark up. I guess the only area that needs change is to charge extra for the restraint and add another 100 or so for the poly sand. You are likely not far off what alot of guys would be charging for that job. Nice plan btw.

thanks, im excited about installing it. cant take credit, a friend thats an LA did it. house had total interior and exterior over haul. but its my first complete demo/install/outdoor living. normally its just a backyard, or just front yard, or just a patio.

My guess on a vague amount of information about the job is your going to get killed on it. A 52k job (or any job for that matter) should be detailed and know exactly how much all of your direct and indirect expenses are and how much profit you will make.

Why don't you sub out all of the hardscape. Use it as a tool for you and your crew to learn from your subs. Don't expect them to do the job for 6K.
