Measuring large areas of lawn for commercial lawn fertilization/pest estimating

Hello,

I have been in the lawn and landscape maintenance business for 10 years and am now opening a fertilization/pest division. I have hired a certified operator and submitted all the applications etc.

Meanwhile, I am in the process of estimating some large townhouse/ Condo communities that consist of many large and small areas of turf-grass.

Can someone point me in the right direction as to a good program that will automatically divide the green spaces from the buildings, walkways, streets, etc?

I do not want a full software program, just a good online measuring tool and I am willing to pay for it as long as it is user friendly.

I like findlotsize although it might take a little longer than some programs manually subtracting out non grass surfaces, Ive found it to be pretty accurate.
