Bidding just for the reference

I have become very close with 2 different property managers, one is an old peoples home and the other is a hotel.

I know what they pay now the hotel is profitable as it stands 1800/month basic maintenance nothing else included. this is a great account, My bid will be similar but I know I can provide a better service.

The olds people home, is a tough one, so many trees and the contract is for 8 months, for 22,000/ year.. I looked at it, and my estimate was more than that, But I have not giving my guy any proposal yet, I know If I get the bigger equipment I can go lower, so after talking to my uncle who owns his own sanitation service he explained to me his first account started at $4000/month and that same account grew to $11,000 month over 8 years... He told me to bid for it not to lose money but to make enough and if over the years it does not end up going up in price, you will still have that as a reference and added on your portfolio. The other good thing is they have more than one olds people home and if I do good at one , I may be able to get my foot in the door on the others.

I do not know what I am asking completely just looking for some inputs on it.

Never bid just to get the job and if there is ever a doubt bid a little higher. Will the old people's home have extra services included? Maybe you take the manager around and show him trouble spots or potential problems or what can improve the landscape?

If they are going for the bare minimum there is little you can do about it, but often people will pay a little more if you can prove your knowledge and detailed service.

As much as we talk a out low bidders I wonder if property managers get bids and when one is half the price of the other say or think ..."lowballer...might have trouble with this down the road?!"
