Mcdonalds

A local lco picked up 13 McDonalds property's. I guess he got the winning bid of 20k per year. This sounds quite low since I think the previous guy was doing it for 25k. These are located in Florida. I would have passed on them.too much driving.

People in this industry are becoming increasingly more desperate and plain stupid. It isn't any wonder so many companies are failing for the sake of getting work , while seemingly working for the sake of working with no or negative profit in sight. I went house hunting with a friend last week and she was assured by the realitor that
there are companies that offer maintenance service for as low as $40.00 per month!. I tried to explain that price was pretty much insane, she believed the realitor based on a volume of customers in any given neighborhood. She to will get burned and be crying the blues in the future. Stupid is as stupid does.

A lot of folks don't understand when it comes to the area that these single buildings occupy, the lot gets big, fast...
Perhaps they don't understand a restaurant or a bank is not a house, that the building is way bigger.

Personally, I would think a single service would run between 1-200 dollars, lets call it 200 since I'll include mulch and hedge trimming and cleaning the parking lot, twice a month = $200 x 13 = $2600 x 10 months = $26,000

And it still feels marginal.

$30/week from a Mcdonalds seems like he is getting ripped off.

There's always threads talking about how this guy, that guy, this company, etc... is working too cheap. I'd be curious to hear what those that took/bid the job have to say.

I still don't get where everybody thinks all the money is in commercial. Companies are spending less on overhead and desperate LCOs are right there to meet them. I've watched my own HOAs bids come in lower every year and the quality sinking right with it. Yet the HOAs raise the rates every year. Race to the bottom.

I bid commercial work but seldom get the work. Most of those properties look like heck for months until they finally find someone to clean it up.....cheap. I honestly don't care what someone else will perform the work for. I know what I need to make to earn a decent profit and will deliver great service for that profit. Never under bid to "get your foot in the door". It rarely works out.

In the last two years, our school district has been bid downward nearly 30%.

Current bids
building lot (142'X192'): $13.85 per
10.5ac school: $52.88 per
12.23ac school: $60.58 per
15ac school: $65.38 per
19.13ac school: $119.23 per
27.32ac school: $380.77 per
additional storage building: $11.54 per

I can't even fathom trying to make a profit on these bids. Our local commercial stuff is just as bad and covered primarily by two LCOs who mow the grass, rain or shine. They must have blunts for blades, as the grass isn't even cut.

I don't even care to mess with stuff these guys are fighting for.
