Can't help but think building a house on top of a dry creek is a bad idea even with 1200 tons of abc. Is there tile or pref pipe under the rock in that sand filter deal?

installed the drains, gravel, sand filter, top soil layer, built the forebay, installed the drain pipe and also the rip rap berm. finish grading tomorrow and the landscapers put down sod.

during normal rains the water flow into the pond, the forebay area catches any sediments, water flows through the rock berm and through the pipe into the pond itself. The water then slow seeps through the sand and gravel filter before draining into the underground pipe that goes to the riser. this catches and filters any pollutants from the parking lot (fuel, oil, grease) During a big rain the pong will just fill up and run out the riser then slowly drains down and become dry again.
Its the new big thing in the retention pond biz. very expensive ponds. they are really cracking down on the stormwater management on all new buildings. keeps me very busy so no complaints

aren't most prints missing about half the info you need anyway? Always seems that way from the ones I have to work off of! I would love to see the people who put these things on paper actually come out and show me what they want by going by their own print...

word of mouth mostly and we work for a couple big companies who only use us as subs so that keeps us pretty busy. then we also get the few random homeowner jobs.

finished the pond up last week. spillway graded and rocked, level spreader and rip rap pad installed on the back of the overflow, and it was graded and sodded.
