As I said, I chose the 48 before I got a 36 because I didnt have many gated properties and the ones that I did have were pretty small, enough so, that I just used my push mower to cut the back. If you are targeting smaller properties, get the 36 first, the difference between the 48 and a 36 production wise really isnt all that much. If you get the 36 first, Id get something along the lines of a 52/60 inch mower as your second one in the long run as the production can help you target larger properties as well.
The 36" (or 32") would be for small lawns and then you're right, maybe a 52"/60" for the large lawns. I'm targeting small lawns but I can see an advantage to doing big ones also: At least when I'm mowing larger lawns I'm making more money per stop. So my driving time should be less.
