I have advised on a few buyouts and have always said, pay outright for equipment and a percentage for accounts as they are serviced. This way cancelled accounts never get payed for.

yea that's definitely how I should have went about it.. just lost 2 more. So I paid $8k for 23 accounts and 7 quit within the first 2 months. Now I've 16. This is turning out to be a stellar deal..

First one called up and said that he didn't like the service being done, which was the day before I was suppose to take over cutting it. Second one quit after I found out a month later that they had already switched landscapers. Apparently they didn't notice two landscapers were coming every week and conveniently, the guy I bought the accounts from just some how "never got the message" that they called him and told they quit. Third one said they "didn't know what they were doing with the lawn yet." Not sure what that meant but I know they were doing some work tearing the lawn up. I assumed they didn't want to pay 42.50 every week for a lawn that barely had any grass. Forth one quit when I got a call saying that they were moving out of the building at the end of the month. Miraculously, the guy I bought the accounts from somehow didn't get the message, yet again, that they were quitting. They told him a week before we exchanged the money apparently. The fifth one quit when I got a call from the homeowner saying that the new tenant was going to cut the lawn himself, to lower the rent I assume. And the sixth one I just got a note today in the mail with the check for the last two months. It read "we would like to CANCEL services effective 7/28" Haven't found out yet why for that one...

That being said, I bought one account for probably more than I should have almost 15 years ago. Still mow it today.(commercial)
