With these types of customers, always get payment in advance. Especially if they are a new customer. I don't do any work for anyone that's from out of state. I have my hands just about full right now. If someone called and needed a place maintained that was from out of state, I'd consider it under my terms only. If they asked for pictures, I wouldn't even entertain the thought of doing the work. I have enough to deal with let alone take pictures each week and then have to e-mail them.

I've actually had a better track record with customers I've never met, rather than those I have. To date, I've only had one absentee owner get to me, and that is for a property I previously mowed for her father before he died, and was only for two mowings at the end of the season.
On the other hand, I've had several fail to pay completely, bounce checks, etc, that I actually have dealt with in person. I have, on several occasions, had people call me from other areas and ask me to mow local properties for one reason or another, sometimes for years, with absolutely no problems.
