What the heck is this????

Hey guys, my neighbor has been bugging me about his lawn for years. He wants to figure out what is the problem with his lawn.

symptoms:

happens EVERY year after winter.
goes away around late may, june
starts to come back around late november
same spot every time, front and back yards
not the whole yard
detached his yard last year
went to lesco.....no help
he fertilizes with lebanon products.

can't think of much else now. here are the pictures...

up close in front yard.....

see the new growth there. happens everywhere. new stuff comes in WITHOUT any overseeding.

Nothing is wrong with it thats just the type of grass. It loses its color first in the fall and is the last to come back in the spring.

zoysa is warm season grass, last thing to turn green in spring and the first thing to go dormant in the fall. it spreads by putting out runners that grow horizontally more than vertically. it will eventually take over the entire lawn but it will take several years!

are you guys serious? you think it can be this easy? i have never seen that kind grass. also, i know for sure it's last two years...not every year. did you go by how it looks or because i said that it happens every year?
