help estimate cost of my fish house...with pics

any help estimating how much this is worth i would appreciate it. pics didn't turn out very well when i shrunk them.

i just bought out 3 of my buddies on this . i may try to sell it

crank up wheels
bottom bunks pull out to sleep 6, storage under bottom bunk
2 propane lights, and 2 florescent lighting
heater
cook top stove
8 holes
carpet
rubber roof
2 windows
suspended celing
counter over wheel wells
propane tank comes with fishhouse.
marine battery includes
this house comes ready to fish in
this is a very nice fish house, built about 4 year ago. it is in like new condition

Since I live in NC I have no need for, nor have I ever built a fish house. I do however know that this looks very nice. I would think if you built it now it would cost $4000+ not including your labor?? Am I close?

I would have to say around $5500 my neighbor bought a 14ft one last
year for $4500 and it was in very bad shape

nope. i decided to buy out my 3 old buddies and see if i can sell it on my own.

It may be a stupid question but how do you determine where it is safe to roll those things over the ice and where to set your auger ?

i guess tyhe answer is it's never safe.

typically on a house like this, i myself would wait till i see someone on the ice with something that weighs about as much as this house then i would wait a few days for safe measure then i would pull it out with a 4-wheeler.

or around 10 inches of ice.
