How And When To Approach A New Customer?

Im new at being the person that gets the jobs.

I would like to know how I approach someone to gain there business and what I should have in hand at the time we meet.
(Mainly going to be going to churches and some privatly owned business and residentual.)

New at estimating jobs and afraid of overbidding or underbidding, Do I get out and walk there property before approaching them so I have a idea and figure in mind when I meet them?

Basicly. What do I do and when do I do it and what should I have done before I do it. Make sense?lol.
