Zoning requirements for landscaping business?

Hey guys I am hoping to purchase a few acres of land to build a shop on and run my business out of. What should I be looking for in terms of property zoning? Can I purchase land zoned AG, say farm land, or do I need to purchase commercially zoned property? Is it possible to purchase farm land and get the zoning changed to commercial. Please help, any advice would be great.

if it was me, I would call the planning and zoning and find out from them.

the zonning laws vary, from city to city. I wanted to purchase this old farm type restrunt that would have made a GREAT shop. it was on 4 acers of land highly visiable.

however it was zonned retail. NOW true, I could have sold somethign there, mulch or grass. BUT this would have opened up another can of worms.

as you know " or should " you need at least 25% down for commerical.
mainly around here we have to throw a lot of cash around, "I'm good at it"
have you ever donaited to your mayor?
