The ultimate machine

Survey sez? If you had one choice of mower to do everything ie: hills, straight aways, under low hanging trees, small properties, large properties etc and you could only pick one to do the job would it be a walk behind -a stander- or sit down ZTR

Walk behind if the hills are steep would be your only option.

Why? I'd suggest getting a ECS or H/t/wright bar type hydro walk behind. Pistol grips wear me out and rip my hands up on walls and fences.

A hydrostatic-drive walk-behind with a removable sulky would be your best bet.

One machine? Without a doubt my preference would be a 52'" hydro walk behind with a sulky. Nice size, good production, flexibility and control.
