Figuring maintaining natural areas

I'm working in a bid for a potential client. He want us to mow but also wants us to maintain natural areas. After meeting with him he wants weeds kept in check by spraying or weedeating, limbs/large sticks picked up, tops of lariope beds trimmed for weeds. No major leaf removal from natural areas other then periodically under a magnolia. No mulch or pinestraw in most of them.

His total lot including house and drive are about 3.77 acres.
Turf area is about 1.4 acres
So I'm guessing actual maintainable bed area is 1.5-2 acres???

I have a few customers in which we maintain the beds but they are more like 12k of lawn and 3k of beds(good mulch). So this is rather large.

I have a mowing rate but wondering how you guy calculate beds? I am not sure about how much time it would take to form a rate. Have you figured out a per 1000 or acre rate?

1.5 hours to mow and 1 hour for beds?
