Selling customer list

I have a fertilizing/herbicide lawn care company with no mowing in eastern iowa .I would like to sell the portion of my company that that is 60 miles from my home base.
I have talked to many business people and they indicate to me that a asking price of 1.25 -1.75 times the annual gross would be appropriate. To me that seems high. But these guys say that it should take 4-5 years to pay the company off and at this range it would do it in 1.5 to 2 years.thanks for any input.

Id say the price of one app sounds better,.assuming they sign up for the season.
