Picking Up Commercial Jobs???

Hey guys. I have been out of the mowing business for the past year but I cant seem to stay out of it so I am going to jump back in. Being the end of the season I figure it would be good to pick up some smaller commercial jobs on monthly contracts. What is the most efficient way to pick them up? Should I hire someone on a strictly commission basis to do sales for me? If I go the route of having a small sales team what should the going rate be? 5-10% of the job monthly as long as we have it?
