Offer a $200 reward for the person who broke the window and kick their a## for free. I was flipping a house once and someone ripped up the flowers in the bed I had just planted the day before. I told four or five kids out there that if they brought me the person who did it and I could talk to their parents then I'd be willing to give a $20 reward. About thirty minutes later, two kids on a bike rolled up and sure enough the one on the back is the one that admitted to it. He was about 12 yrs old. Told the first kid to go get his parents and the $20 was his. About an hour later, the parents came and I got paid back for the plants and he wore his son out right there in front of me. Moral of the story--offer a reward. lol
