Flyers have given best results, local newspaper, then yellow pages (terrible results).

I have never tried flyers. What do you do with them, put them in peoples doors, or grocery stores?

Roll them up and put them in the door handle, put them in a plastic bag (1000 for $25 from Real Green) and hook them on the door knob or but them in the bag with a 1/2 cup of grass seed and put them at the base of the mailbox.

Just a few ideas

I'm new at this, however, I have had some success with contacting property management companies. Write a nice cover letter for each firm (make phone calls to get names of the property managers), include a flyer explaining your services, and put it all together with a business card. Dress up a little and hand deliver them. This way you can put a name with a face and answer any questions they may have.
