Turning down "low end" properties

Just curious if and how some of you may handle this. It seems I'm approached by a lot of "low end" property owners. I don't mean it as a put down to these people, but their expectations are low, and their properties show it. For example: Wanting a cut every other week or as they think it needs it, " I don't want any fertilizer", I'll call when I want my lot plowed, (no upgrades as many of you call it.) To put it bluntly, just plain crappy properties. A lot of these places can also be really rough on equipment. I usually give them a card and then either shoot them a high price for WEEKLY mowing, or proceed to tell them how busy I am. How do you guys turn these types down politely when your thinking "there's no way I want to cut that my equipment".

Tell them that you're booked up, but be more than glad to put them on your waiting list.

I either tell me I'm booked up or hand them over to one of the local low end specialists.

Raise the standard. It helps everyone. If it’s a $35 property and you’re booked or just not interested, then quote it at $47.50 or as high as you think they won’t go. Then whoever who gets that lawn at $35-$40 will be less likely to quote everyone in that area at $30 (lowering the standard).

I'm honest with them.

I tell them that I want the whole package. Give them the spiel that their properties appearence reflects on my business, I want it looking as good as I can get it looking. Here is my price, this is the only price, I usually get turned down politely, and I politely walk away.

I again don't understand this idea of giving them a high price. Tell them you are not interested and possible give them the name and number of someone who will be. Explain you are a full service company and you only want to take on full service accounts. Why give a high price? Be honest.

If all else fails, give them a minimum, drop the gate price that will make it worth your while, And, most likely, make them look elsewhere. Save those lawns for the scrubs.

What in the world is dishonest about quoting a high price? Ever heard of supply and demand, a.k.a. Capitalism? This is a business, trading time for money. Which means you shouldn’t be working just for money, you’re working for a profit.

You’re selling your service. If that’s at low supply (you’re busy), what’s the motivation to choose one account over another? Cash. Any idiot low-baller is going to raise the prices of their quotes when they get busy. Why does this warrant explanation?

Here’s a better question. If you don’t “believe” in quoting higher prices when you’re too busy or just not interested for whatever reason, how does the conversation go?

<font color="blue"> “… I’d mow this lawn for $35.” </font>

<font color="red"> “Great, when can you start?” </font>

<font color="blue"> “Oh, I’m sorry, I’m not interested.” </font>

<font color="red"> “Huh???” </font>

Yeah man, that makes a lot of sense. Shania Twain and Faith Hill have no talent and look like Sea-Hags. Bill Clinton is a shining example of truth and integrity. Fire isn’t really that hot. And I’m not lying.

I always drive by way ahead of time to see what they have. If its somewhere out just a little of my route and I do not want it I tell them, then give them a number of a guy that does decent work for that kind of stuff.

If I think I can upsell them on more or weekly service then I give 2 prices.
(1) being mowed when they want (always higher price than the regular weekly price due to more work and taller thicker grass)
(2) price for weekly service

This gives them, the homeowner the choice....but only if I would like to have this one added to my list.

Just explain the benefits of regular mowing and up keep and let them figure the rest out. If they only want it done only when they call then I say pass. Its always 1 time every month or so and a real mess to deal with.
