Hustler parking brake

I find myself needing to tighten the brakes on my hustler a couple times a year. Anyone else do this?

My first exmark never had this problem and my super z was ok til it got older. My current mower is a x-1 purchased in June I've already tightened the brakes once are it needs it again.

I have also had to adjust mine. I do like the brake in the arms though so I'll put up with it. lol
