Good deal on building lease?

Im looking to move to my own shop area and have some secured yard space. Was at my trailer dealer piking up some parts the other day, they offered me use of the bay on front their building and use of the fenced in yard, also an office. The warehouse bay is approx 15-20' x 50'. For $600/mnth. They dont use the building anymore and they just store trailers in part of the yard. They may drop the price if i keep the grass cut and fenceline sprayed. Here is a pic. Ill get some better ones 2morrow. Pic 1 would be my bay door on front the building and pic 2 is the fenced in yard.

If you have no limits on what you can store in the yard (dirt,mulch,etc.) and are willing to drop the price for you maintaining the property I would do it.

No limits, they said i could build bins along the back fence to store dirt ect.. And i could put my sign up on the building and fence.

Plus its accross the street from a very popular italian/pizza restaurant. Ive got a really good relationship with the owners of the trailer shop.

What about the apartment complex behind it, will theft/vandalism be a problem? Is the pizza place across the street any good, if so that's a big positive.
