Pricing a townhome community

I am looking at pricing a 32 unit town home community. The property is about 4 acres total. Each house is listed at .06 acres (2'610 sq ft.) with a 1,600 sq. ft house on it. The rest is commons area and clubhouse. I was also told that it took the current crew about 8 hours to do it with three guys. Any help will be greatly appreciated. The list I was provided by HOA is as follows:

Mowing every two weeks
Weed control for grass and beds
Fertilize lawn and shrubs based on soil sample. Min. 2 times per year
Lime as needed
Trimming and spraying of shrubs as needed. Spring and fall.
Aerate lawn once per year
Edging of lawn as needed. At least twice per year
Fire ant control as needed
1600 bales of pine straw

I hope the information that I have provide enough for you guys to help me out. I would greatly appreciate any input on pricing this job. If you need anymore info, please ask.

Not sure why you need people to price this for you.. You seem to know what you want to do, you know your cost, and you know what your time is worth.

What is the liability coverage they asking for.

Hold on. Am I misreading something? It takes a 3 man crew 8 hours to mow 4 acres??
