Looking to grow commercial client list
I have several commercial clients, all of whom I have met through other residential clients, and or a pre-existing relationship prior to starting my business. What are the best ways to contact commercial or industrial clients? I know it can be as simple as walking in the door and introducing your self to the owner of the property, but from my experience not many places have the owner frequently on the premises. What are the best ways to formally contacting potential commercial and industrial customers? Looking forward to the advise

just get on the phone and call... its as easy as that. the reason nobody is probably answering you is because this topic is beaten to death constantly.

Trouble getting contact information for property managers/property owners
Getting on the phone and calling is the obvious approach but for most commercial building complexes, or at least the ones I am trying to bid on don't have a website or any form of contact information listed on the property or online. I know I can walk into one of the businesses on the property and try to attain the information that way but is this how everyone goes about getting in touch with the people who are in charge? Or is there a more professional, or I should say direct way of contacting those people? There must be a direct way to contact them since a lot of complexes have some vacant space that if someone would like to fill, would have to be able to contact them. I have no problem walking into any of the businesses and trying to get the contact info, I just want to be able to do it in the most professional manor possible. I have done that in the past and I don't know if the employees at the place are just having a bad day or I look like a idiot for asking them when there is a better way to do it.

if you want to look professional do exactly what I said... introduce yourself and your company name to the receptionist and ask who you can speak to about landscaping on that property.. use google maps they have all the information right on there.. most property owners do not want their contact info given out for obvious reasons of not being solicited all day.. if you plan on getting a bunch of commercial accounts I highly suggest you have a license to do business, insurance that covers you for commercial landscaping and not just residential, and workers comp.. this is a requirement for higher end commercial accounts..

That makes sense, I didn't consider the fact that they probably have people trying to solicit there business all the time. I just felt awkward given the responses I have gotten from some receptionists etc. We are fully insured for residential and commercial work with workers compensation included in the policy. We don't have a licence number, but New Jersey doesn't require you to have a licence number if you are just a lawn maintenance business. Although I am sure while presenting your business to a potential customer having a licence number cannot hurt in promoting your professionalism.
