Surprise! Stuff you find under patios

I know most of you work in new construction, condos etc. most houses by me are 60/100 years old and are on their third remodel and fifth owner. We find lots of wacky stuff buried. Today almost took the cake, 500 sf job had a brick patio, railings, water heater, fence, and two drywells under the concrete. Homeowner knew nothing about any of it. Oh yea, I dropped the skid into one of the drywells. Joy.

Looks like you'll need to fill the cavities with some footermix.

thanks for sharing the square footage. now I can sleep.

Hope you have a clause in the proposal for the slab exceeding 4-inches thick.

I charge extra for more concrete, everyone has been understanding an usually amazed. Does your contract state x$ per inch per square foot? Or do you go hourly etc?

no, never state additional costs in a contract. That could come back and hit you in the face.

Simply state that is the pavement (use the word pavement, as pavement includes concrete and asphalt) exceeds 4" that additional fees may imply.

Everything on a case by case basis.

Some home owner installed concrete have been found to be 7 to 8 inches thick. This is more work for the contractor. More loads hauled out. And possibly more disposal fees for those that must pay to dump.

Everything on a case by case basis.

I've had such a clause in my proposal for maybe 8 yrs, maybe longer. But I've never really enforced it. It's just there just in case.

Also - keep those cavities clean. do not backfill them with soil or gravel. not one shovel. it MAY settle. When we encounter this - we backfill with footer mix concrete. gives piece of mind that it will never move.
