Cheap or free cloud based account management program

Hi!
I'm new to the forum...so any help would be great!

I'm looking for a cheap or free cloud based account management program that offers:
1 - account management - client info, notes, days of the week they are serviced, how many times a month, etc.
2 - creates a report that i can print out that lists all of the properties that need to be serviced that day, along with notes. (i want to give these lists to my crews).
3 - routes - would love a program that creates the above report, but lists them in order by shortest route. ideally i would be able to create 3 or more reports, each with different customers, print them out and give them to my crews, they would be group by location.
(if the above software does not route, is there a routing program out there that would allow me to plug in up to 60 different addresses and create a route with the shortest distances?)

i know about jobber (have not looked at it yet) and i did a search and found yardbook on here (don't know anything about it)

does anyone have any suggestions on the above 2 or others?

Locqus would kill it for you. Worth a look! Our "route optimization" feature is in the works but you can build out a set batch of jobs etc. My crew loves it. We run my three trucks through it. We are the new kids on the block, launched in December. Always looking for great feedback as we improve daily.

I use lawnprosoftware.com they work on all devices and does everything you want from what I can tell. I have been using about six months and love it so far

Hi McKean, I'm from Mhelpdesk, and we might be what you're looking for. It's cloud-based software specifically for service businesses, and you can access your stuff from a smartphone, a tablet, or a computer, so your guys can use it on the road and you can see where they physically are. We don't have route optimization software in it yet (I'm going to suggest that) but we do aim to be a reasonably-priced all-in-one admin solution for shops like yours. There's a free two-week trial and after that the cost varies by how many team members and how much customization you need. It does scheduling, synch with Quickbooks, inventory tracking, and has an online portal for your customers so they can pay online. Hope this helps.
