crabgrass seed. That will grow before any other seed will grow.

If its sunny area, I would sod with Bermuda. Maybe a Tifway 419 or Tifsport.

i used to work in belle meade, all of our yards were Tall Fescue. dont run from fescue, its not just a contractors seed, there are many different varieties out now, one of the best is Falcon 2. TN is in the transition zone and fescue will survive in smyrna, any further south and you have to go with bermuda. ever go to memphis?, thats all they have is bermuda, too hot for anything else. go with fescue.

I like to use tall fescue in the sun and creeping red fescue in the shade.

I do not like Bermuda it is to hard to keep out of landscape areas, with all the runners.

Like others have said Bermuda will grow very well where it is hot and dry though, but where you live I would go with the fescue.
