Prices residential vs commercial

Currently I use a per 1000 sq foot model for pricing mowing and fert services. And then I figure based on hours to come up with ornamental maintenance fees. That leads to the question, do most of you lower your prices across the board when dealing with commercial accounts, do you lower them based on the size of property, or do you not lower them at all no matter who your dealing with?

Do your mowers cost less to run on commercial properties. Will your guys work for less on commercial properties. Does the truck payment change to a different rate if it is parked in front of a commercial property.

Some of my commercial properties require less work to maintain because of trimming or less edging so I don't charge for stuff that I don't do but time on the job is time to be payed for. The only difference on some is payment terms.
