Some good info on this one. After reading this Big commercial cutting isn't something I'm going after. Lots of wear and tear for less money, cut throat, too many eggs in one basket, more equipment, more manpower, and 4 hours of trimming!! I understand lean and filling payroll but I would hate biding those every year and not knowing if you got them or not. Just looking from the outside in.

There is a small company here that uses a toro batwing mower on a property around that size. They only do commercial cutting and highway maintenance. They use 60in or bigger for trimming. They look to be very lean low over head. Old trucks and trailers decent looking mowers some out front mowers and some ztrs. All Hispanic workers.

A lot of colleges and universities that do in house grounds maintenance use toros like that. Then walkbehinds or ventracs in the smaller areas. The ventracs are replacing the zero turns due to their year round versatility.

Boy if that took me 8 hrs mowing and trimming by myself I'd me shocked. So I could start that at 5 am, be done by 1pm charge $400 and make abother $400 and gross $800 in a day working solo. I'd call that a good day. Now an employee working solo it might take them 10 hrs. Now isn't that 20acres including the buildings?

I mow a 14 acre site pretty close in details to this. Not sure your area but in Tulsa the spring is the tuff time, after that grass doesn't grow and you can make time in the trimming part. Since I do other things beside mow my price may vary depending on what else I do for the account. I run 72"s and 44" WB's I am guessing 20 man hours total price per cut $900.00.

By counting the tuck trailers parked along the building it appears the building is approximately 7.3 acre. Then maybe 5 or 6 acre of roads and parking. This leaves you only 5 or 6 acre to mow. I cant see that many hours on this job.

With you only average 2 acre a hour or less with your equipment (witch I find very low) two guys should knock out the ridding time just over 2 or 3 hours. Then trimming would be difficult to tell from this photo, but I would guess 2 EXPERENCED guys trimming 1/12 to 2 1/2 hours additional time. total 4 hours to complete or 8 man hours total, at $1 a minute for the owner and his machine and .75 per hour for the second mans pay and equipment. Cost $420

The lot this building is in is 70.0 acres. The parking lot is 14 acres, and the building itself is just under 13.5 acres.

I'dlove to see this done solo in 8 hours....

    Parking lot-14
    Building-13.5
    Turf-19.7

Total lot square footage is 70.0

Sticking with my number because I believe you could have easy 1 to 2 man hours in blowing alone. So since it doesn't matter to me.. No more thinking about it.. Let us know the outcome!

Clyde I think that is where the property should be. Around 9-1000.

We made it through the first round of bidding, it's between us and two other contractors. We get to submit another final bid on Tuesday after a bid meeting at 9:00 am. They are allowing us to walk the property on Tuesday for final bid submissions
