4.5 Acre Apartment Complex

    I am working up a bid for a 4.5 acre apartment complex. I will be mowing trimming and blowing weekly. Also, Edging and weed control monthly. I will be mulching once a year. Complex has 3 buildings, a swimming pool and a play ground which is sand and has now turf.

    Calculations:
    6 hours mowing, trimming and blowing at $40 an hour = $240 a week
    2 hours for edging about 2000 linear ft at $40 an hour= $80 a month
    1 hour for spraying weeds at $40 an hour plus materials = $50 a month
    Mulch once a year for 4 flower beds (24 sq. ft.) = $100

    Base on a 40 cut season (40 x $240) = $9600 for season
    9 months of edging and weed control (9 x 130) = $1170 for season

    Total for season ($9600 + 1170 + 100) = $10870

    Monthly charge would be $906 per month for a year contract.

    your price is very low overall, if you are efficient you should be able to knock it out in 2-2.5 hrs...you will probably get the property at that price but if it takes you 6 hours or whatever you wont make much if anything...I am probably wrong but its hard to tell without seeing it.

    Is the area around the building mainly wide open mowing or is there a lot of obstacles like trees, shrubs, beds, etc? I would figure in extra money for trash pickup. If it is mainly wide open you should be able cut,trim and blow it with your equipment in 2.5 to 3hrs going weekly. How large is the parking areas that will need to be blown off? I think that your price sounds low also.

    The majority of it is open but there are some areas that are landscaped and will need a little manuvoring. If I can service it in about 3 hours and keep my price the same do you consider it a good bid? If not what pricing do you recomend. I usually handle residential and charge them $40 an hour, are you saying I shoud up it for commercial?

    it sounds about right to me here in ny we only get 30 mowes . most commercial work goes for less then residential work .

    if you get that i'll be shocked . a big company will bid that at 150 or cheaper a week an make money an be outta there in an hour see ya george

    these large companies get in cheap on the mowing . an in that contract it says any other services performed is so much a man hour plus materials an thats how they make up the difference. usually that extra maint. work is all profit . have fun an let me know how it turns out thanks george
