How do you go about gettin small commercial accounts like fast food resuraunts, other small businesses, etc... Are these easier to get then the bigger commercial accounts?

actually sometimes those fast food restuarants are not that easy to get. For example I wanted to do a local Burger King, but I had to deal with someone in PA.

    It depends
Sometimes it is a single store owner and they are easier
Sometimes they have multiple location al over creation and it aint worth it

I can't tell you if it easier or not because like they said 1 single owner fine big company a pain. But as far as getting them What I do is drive around look for places I would be interested in bidding. Call them and do not say the company name up front ask if they are taking bids and if they say yes then I will talk a little bit about what they need done and set an appointment so we can go over the bid.
