Commercial Maintenance bid (need advice)

    I got from a property maintenance company today, wondering if I could give them an estimate for taking care of a dentist office. I only have a couple commercial accounts (small mom and pop business's) so bidding for commercial properties is new to me. Is it a good idea to do business with a property maintenance company? Or is it better to work with a business directly instead?

    Good one there cause I had the same thing to happen to me but they told me what appt then I went and talk to them and bid and got it

    You really don't have an option on many commercial places in dealing directly with business owner or business manager versus a property manager.

    The property manager will probably end up sending the payment submission to another location like a corporate office and then it may go through several people before it lands in front of the person who writes the check.

    In fact, I would say it is rare for a property manager to have the power to cut them check himself. This is why you hear things like 45 days for payment.

    Every situation is different so if you are worried about cash flow make sure you get a realistic and specific time on payment

    I have a large account with a property managment co. Both residental and commercial.Have always gotten paid on time as stated in contract. I always check them out before drafting a contract. Residental pays every week, and commerical pay every 15 days. The most I will wait is 45 days. I charge 10% more for those accounts. I go into commercial accounts with 45 days payout as normal.
