To obtain a commercial account usually takes knowing someone who works there who has pull..
Or they're accepting Bids for mowing /plowing for the season ..
Residential is easy to obtain vs Commercial

Start calling around. Focus on accounts that you can handle - 1/4 acre gas stations/banks to a couple acre complex. Don't go after the 20,30,40 acre jobs cuz that is probably out of your reach at this point. Be prepared, what you do, why it is better (not because your cheaper) your services offered, etc. Hand out biz cards, do some face to face action and hopefully you nail a few.
