Not sure how many guys are going to respond to this but I wanted to give it a shot.
For those who have full service (snow if you're in the north) commercial accounts, how long are the lengths of the contract? 1, 2, 3..5 yrs? Just want to see some responses as I've been curious.

It's difficult to get more than a year at a time here in Vancouver. I'm sure some get longer contracts, but most don't.

It is a pain to have to send out contracts every year and hope that the client will sign again. Competition has been so cut throat.

Also, if you're locked into a two or three year contract what do you do when the cost of living goes up during that time period?

That is a very valid point newearth on the cost of living. If fuel jumped big time 2 yrs from now and you're still at this year's prices you're screwed.

I price them to where I feel I will be ok. I write gas surcharges the same as 1 year contracts.
