Getting Commericial Properties?????

    How do I get commercial properties? How does the bidding process work? Do I just call and speak to someone. Just a little confused.

    a easy place to start is in your own town... talk to buisness that you frequent... find out who is charge and just ask if they are accepting bids... looking for a lco...

    Its a tough buisness and make sure your ready before you jump in...
    its the work is the same but the rules are so much diffrent....

  3. Chris,As Nate Said you need to pound the pavenment and ask question.Ask for the sale,find out who you need to talk to about a specific job.When are bids being accepted,who to talk to and be presistant.It Will not come to you, you need to go get it!

    never to late to start for this year or for next year . find places you would like and maybe some you don't like but you have to start some place . call and ask who to talk to about there lawn care mait. good luck ! then ask when they start taking bids and if you are to late save them for next year. i started calling this year about 50 places and i have gotten i think a good response so far . i missed 1 bid by about 8000.00 but no way i would have done it for less , i am waiting on 3 more bids i have in right now and just got the paper work for low income apartment's ,turns out there is way more there then i thought but great they have 4 different places in 2 towns .i will use a walking wheel on them this week and turn in a bid. i have found a few others to come up this year yet . they all don't start in the spring you will find that out ? some in the fall and some in June why who know ? good luck on your hunt .

    really its weird...

    i deal with a lot of apt complexs. townhouses...

    small units as i am a solo

    some bid in april, june, some in october... some want nothing some want everything

    some bid snowplowing seperate...

    And unfortunatly some don't know what the hell they want...

    one key peice of advice is nail down a contact person.....I only want to hear from 1 person.....

    i have like many been told diffrent things from the site manager/super/ main property manager.. Now before i accept the bid... i write right into the contract who i take orders from..... in cases of job change orders and as nessacary work..if not it gets stupid quick

    the supers going to handle the sidewalks snow removal.. says the main company
    the site manager says hes going to handle the sidewalks but you supply salt and sand
    the super says i'm not touching that

    Its a pita untill you learn some of the ins and outs of the commercial side

    but don't be discouraged... bid your gut... don't lowball and try to think out all the issues in advance..

    You have to ask, DON'T do it. Pm topsites, he's got tons of info on this.

    Anyways, this question is asked every day and most guys have no clue.

    If you want to gamble, have money owed to you for 3 to 6 months, have to live on thin air, you better have DEEP pockets to do commercial.

    Fresh Cut - I am bidding just a few commercial (rental) properties this season. I contacted property managers and they mailed me lists of properties they manage and when the bids were due. You can find ph #s for the mgrs on the signs in front of any rental property.

    I agree with Dura though - before I would ultimately agree to do work on a property, I need to make sure that the managers adhere to my billing policy and are not late payers. When you have your own LCO, and its small, you can't afford to be working 3 months in arears!
