Help with a 3 acre wooded bid

    I have a customer who wants a bid on a 3 acre wooded lot. Lot is 70% weed infested has no water except around the house and tons of trees and leaves. She wants to sell the house and the realtor recommended a makeover. She wants all the flower beds weeded, leaved, and mulched. Some plant replacement, a few tree removed, and some grass planted. I am not even sure what to recommend about grass. No water in North Texas and tons of shade! Plus tons of areas that are heavily rocked. Look at the pics and let me know what you think. I am thinking

    1st mow and cleanup $800
    This will include picking up fallen tree branches, mowing, spraying for weeds, weed eating beds, just cleaning it all up.

    Weeding flower beds, cleanup leaves, and putting in new mulch $700

    Mow/weed eat, and edge Weekly $325
    Bi Weekly $400

    Planting new flowers in beds,
    Tree removal tree's not too big just 3" to 8"round $50 per tree
