Mowing emtpy "commercial" lots solo - will this work?

    Hey folks, I need opinions/suggestions. I am considering trying to mow empty commercial lots of 1-20+ acres. I live in the Dallas, Tx area and think I can call real estate agents that have signs posted in such lots to get started. I want to avoid mowing residences for the public for 2 main reasons: 1)I don't want any employees, just want to worry about myself 2) I have equipment to mow larger acreage already paid for and ready to go. I have a 98 Toro Groundsmaster 325D and a Ford 1710 4wd tractor w/ 5' Rhino bush hog. Have any of you ever tried this? What is a reasonable way to charge for such mowing? (Give a minimum of $50 and then charge so much an acre after that?) What is typical rate to charge per acre? I need any suggestions or help before I call and try to find some customers. Thanks for any help.
