    If quick results are a concern--they always are. Be sure to include perennial rye in the mixture. Up and green in a few weeks. Accept their check and say thanks. Just be aware that you don't want over 15 percent rye--it isn't suited to temps over 90 degrees. Diseases like brown patch and the other main one--gray leaf spot--will knock most of it out.

    Exactly what I was thinking. I have a similar situation as you, and as you can see we are in the same zone...more than likely. Perhaps laying sod, and make sure they are aware of the watering requirements...and that you can't be liable if the grass dies due to no watering....are you the one who will be maintaining?
