One Million Dollars... Per service that is. Honestly though, what kind of equipment are you going to be using, how often do they want service, will it be just you working on the property of will you have help, do they just want regular "mow, trim, edge and blow" or do they want trash pick up around the complex before you mow? Those questions should start you off in the right direction.

I'm by myself and I'll be using a 48" walk behind.
    mow,trim,edge,blow
All litter to be removed from turf prior to mowing
    Annuel Mulching
Shrubs fertilized as well as the Turf.
    Replanting of the srubs.
Tree prunning as needed. up to 15 FT.
Turf is to be mowed once a week.

Have you measured to find the square footage of:

    a) the turf areas?

    and

    b) the mulch beds?

Do you have an applicators' license for pesticides? Or any experience doing fertilization?

I havent measured the turf, but it's looks like maybe 2-2 1/2 acres worth of mowing.
The big mulch bed you see is about 24FTx 18FT, then there is a 8FTx13FT, then theirs two 4FTx4FT's, and about a dozen tree's with about a foot and a half circle drip.
I don't have my applicator's Lincense. I was thinking of using a walk behind to fertilize the turf. But you guy's know best!

If you get caught doing fert applications or spraying with out a licens you will be fined. I dont know how much espcialy in your state, but i sub all of my fert and weed stuff out and let it be their problem.
