In what order do you guys do for new home landscaping, sprinkler installation? Get the grade level first, landscaping, bring in topsoil, level out, sprinkler system, till lawn and seed/sod?

I would do the sprinkler system first, then landscaping, then topsoil/grade/seed.

Rough grade (w/topsoil), hardscape, planting beds, grade for lawn, irrigation, mulch, fine grade for lawn, then lawn.
