Hello Everyone, New guy here, and first time post, but veteran in industry. I spent 10 years in the biz in CA, but have moved to Texas. I got out of the business the past several years because of a lower back injury.

I have run across an opportunity to buy an existing commercial maintenance business that grosses approximately $20k a month in accounts, most from one Large Commercial Property manager he has a great relationship with. He wants to stay on in some capacity for about a yr to make sure a transition goes smooth. He's about 65, and looking to retire. He currently does none of the work, basically manages, and I would probably look to do the same. Minus equipment, curious to know what you guys in the industry think it's worth. What do I look at to determine value on this? Thanks.
