What does everyone use for a sales pitch when cold calling property managers?

It is too long to write, but if you could hear me in my fast talking Dan Ackroid "sales" voice, as he did his "info-mercials" on Saturday Night Live, you would get the jest of it.

Try and put yourself in the property manager's shoes. He wants someone to keep the property looking nice while not annoying/waking up, etc. the tenants. He wants polite, honest and clean employees on his property. He wants little or no hassle and dependable service. There is no magical "close" to get the business. Ask him his needs and wants also.

    In a nutshell, good advice.

DO YOUR RESEARCH and you'll be fine.
