From commercial to residential, when someone calls you up and you go to the place do you just eye ball it or do you use some formula?

I use formula's some time, some time I just eyeball. When it comes to mowing that is. For mulch I figure out how many yards and its normally 45-50 per yard, but i bid it as one price, shrubs I figure it by estimated time, and per shrub (3 for real small 5 for medium 8 for large 3'x3'x3' and 10 and up according to size), clean ups I figure by the hour also.
