    Thanks a lot
I'm requiring my customers to cancel via certified letter. I'll still stop if they call. But they won't be able to do what the last guy I sued did and make up a fake letter trying to say he wrote me to cancel. Was a complete lie. Next time I can tell the judge I did not recieve a cancelation in the way that they agreed to. Dunno if itl help. Should debunk fake letters

You have to be having serious cash flow issues with that plan.

    you wouldnt believe it.

its not so bad now that i have more than 6 properties. the hard part is when people don't pay. Most pay within the 30 days stated on each statement. but there are some that just don't want to pay. i'v already had to take one guy to court. looking at one or two more. including my old insurance company.

Its going to be tough this year after fall before winter. since i might not earn much till the end of winter. going to try to get a job

I suspend after 30 days (unless they have a track record, and ive decided to keep them cause I KNOW I will get paid from em)

A month wont kill me, but I wont be happy.

I dont take em to court, I drop off letters stating my next step is court *as my agreement says, and remind them they are responsible for all reasonable fees incured collecting the debt, I usually have a check within a week.

I know who to let slide a month, and who to suspend at any hint of slow pay. I could have 500 customers now, but my time is limited and I choose who I work for, as I was Mr Mom my first three years of buisness on my own.

well folks. I tried hard to make this work in ms word, landscape one page. There just simply is not enough room to keep it on one page and look a little more organized

did make room for name on credit card tho. got a new client yesterday. since her services wont start till snowfall and again in spring she asked if she could give me the card number later. i said yes of course, ill accept whatever payment method is best for her, and that the card is stored in my accounting software on a secured server

OK. made a few design changes. made room for name on card to start. and i put boxes around each section where you chose something. I think the boxes really help organize it quite a lot.
