What type of lawns are you going to be cutting? Are they 1/3 acre, 1/2 acre, more or less. how many will you be cutting?

You need to step up and spend the money on a commercial grade ZTR then. Both mowers you ask about are good brands but are homeowner model mowers not true commercial. Also the warrenty would be greatly shorten using a homeowner for commercial as in most cases it would go from a 2 year warranty to a 90 day one.

how many over 1/3 acre. are there fenced yards? will you need Push mower? Mike's right. If you are going to do this right you will need a commercial mower. Also the Toro people normally will give good service, however you need to visit other dealers and see who wants your business. One of the big considerations is, how far do you have to go for service.

mm is right it is a residential mower, doesnt look very different, same frame and size, but different engine, smaller, and not rated for as many hours, and for me the biggerst difference is the deck.... the commercial comes with the turbo force deck and man what a difference,

also when you take the 400 series in for service and that will happen, the hours meter will show you are using it commercially and they will not honor the warrenty

if you aks them about the 450 model, it is of commercial grade, just not top of the line.. 500 series is the better model...i got one and love it, 48 inch great cut and great warrenty
