Do i need to de-thatch it first, power rake? what is the proper method. This is a fairly good lawn with some thin spots. Thanks

I will de-thatch only if there is a lot of excess thatch. Usually I just aerate and pass over the lawn a few times to get good penetration. If you have the money I would highly suggest a zero turn aerator. With the ztr aerator your productivity will increase greatly, plus you get quite a few people looking who may ask you to do their lawn as well.

What do you mean by a ztr aerator? does it just hook up to a ztr or is it a separate machine?

Aerate first - Rent a slit seeder - job done.

The slit seeder puts the seed down into the slits to aid germination.

No, it is a stand on aerator that has a zero turn radius. Very expensive, but worth the money.
