This is an example house in the community Ill be mowing in. Half the lawns are like this, other half are smaller and tighter, spots a big ZTR couldnt logically get too w/out destroying landscaping or something.

    What mower would everyone recommend?

I have my 42" Dixon ZTR but just eyeing these I can tell its probably too big and bulky for the small spaces and turns, so Im looking to sell it and get something around MAX price of $1500 (no I wont be doing any open, big yards so I shouldnt miss it that much).

    I'd try a 32" to 36" walk behind

Is there a large back yard or is that all of what you'd be responsible for? Also how much grass on other side of the house?

The backyard doesnt have much of anything, and the side is about 4-6' wide.

Its a retirement community. Ya know, the kind where all the houses are like slammed together. I work on the grounds crew for the whole community (we dont manage residents yards though) and it dawned on me I could make some good extra cash by doing lawns for these people, so I went and got my business license and got setup with a $300k insurance plan.

36 would be fine but most guys here would just use 21's on one that size. Yards here are usually really small unless it's an older property.

I would use a 36" hydro walk behind.

36" would be fine. I've knocked out smaller lawns with my 61" Scag with no problems.

    36" Hydro, and if gate access isn't a problem, I'd use a 36" Stander
