i went to look at a property today and the lawn was white in color. i pulled back some of the lawn and grubs were under it. the lady said it started in may, with some spots but now the whole front is covered in this white color. will fertilizer correct this? should i rip up the lawn and install topsoil and seed. i dont do fertilizer so i will get a guy to do it, if it would help.

White grass? Don't know but... Could be powdery mildew disease. Particularly common on Kentucky bluegrass when grown in shade.

Maybe you should plant a shade-tolerant grass. These types should be powdery mildew resistant.
